Wike Cancels 485 Abuja Land Titles, Leaving Buyers Facing Uncertainty

February 24, 2026

Hundreds of landowners in Abuja have been left in limbo after the Federal Capital Territory authorities cancelled 485 land documents over concerns they were not genuine.

The decision, approved by FCT Minister Nyesom Wike, follows a review by officials who say many of the affected papers failed verification checks, with some confirmed to be forged.

For those affected, the announcement has raised immediate questions about ownership, investments and what comes next.

“I have been developing that land for years,” one applicant in the Bwari area said, after discovering their documents were among those cancelled. “Now I don’t even know where I stand.”

The review was carried out by the Department of Land Administration alongside the Abuja Geographic Information Systems, which manages land records in the capital.

In a public notice, the authorities said the affected applications — described as “Batch I” — had been removed from the government’s regularisation database after failing authenticity checks.

The cancellations span several parts of the capital. In Bwari, locations such as Ushafa and Dawaki extensions were listed, while in Abuja Municipal Area Council, districts including Jikwoyi, Nyanya and Lugbe were affected. A layout in Kuje was also included.

Institutions are not exempt. The Redeemed Christian Church of God and a cooperative linked to the Ministry of Justice are among those named.

Officials say the move is part of a wider effort to clean up land administration in the capital, where disputes over ownership have long been common.

Under Nigerian law, all land in Abuja is controlled by the federal government, and titles must be formally issued through the minister’s office and registered in the system.

But the process has been plagued by delays and irregularities. Of more than 260,000 land documents submitted for verification between 2006 and 2023, fewer than 10,000 have been cleared so far — leaving the vast majority still unresolved.

Authorities argue that stricter checks are needed to tackle fraud, double allocations and unofficial land sales.

For many residents, however, the crackdown brings a different concern: whether long-held claims to land can suddenly be declared invalid — and what protection, if any, exists for those who acted in good faith.
